Traditionally management’s attention has been directed to the costs associated with the construction and general management of facilities with less attention being given to protecting, maintaining and operating the completed facilities which itself represents a significant cost for a corporation or organization.
In recent years, management has begun to focus on improving the cost effectiveness of facility operations and maintenance, coupled with maintaining documentation of repairs, replacement and modifications of building systems. There has been increased recognition of the importance of a continuance review/evaluation of operations and maintenance issues during the occupancy and usage phase of a facility, utilizing the information gained to develop a viable maintenance management system.
We have consulted on maintainability development programs on such facilities as: The United States Postal Service Training Facility ~ The National Achieves, along with numerous retail chains, condominiums, hi-rise buildings etc.
Having many years of hands-on experience, both in the technical as well as the property management fields, we believe that combining the technical and property management skills, experience and data, will provide accurate data, identify deficencies and bring to light maintenance issues that directly influence the life cycle costs. This will ultimately result in the early identification and development of cost effective operations and maintenance management programs.
These are the areas we feel we have the expertise to assist various corporations, H.O.A.’s, condominium associations, P.O.A.’s and various organizations to develop and implement the specific energy, maintenance and technical programs to enhance life cycle duration, reduce cost and promote an effective, efficient, maintenance program.
The following is a listing of some of the services we offer; however, it is by no means a complete listing. Each listing states a basic purpose and some of the benefits brought about through the service(s) provided.
As you will see, each program, its components, analysis and depth, is dependent upon many factors including: specified services, depth of evaluation and budgetary restraints.
These services may be as simple as a visual inspection, to as complex as fluids and substances, laboratory analysis, vibration and temperature testing, metal corrosion strip test, or twenty-four (24) hour monitoring of system and/or services.
Due to each facility, structure and system, environment, age, equipment, coupled with present programs, (if any), each component has its own characteristics. As such, a program specific to that component / system / site must be identified and developed. Because of specific requirements, each service or program is customized to and for a specific building or community.
Programs for landscaping, pools, specialty items, sun/bronzing decks, sauna/exercise areas, etc. are available and/or can be developed for you.
All reports are as in-depth as the selected services requested and generally have photographic support for specific items. All reports are tailored to the customer's request and include photographic documentation when requested. Programs include master forms to be used for printing and are photo ready. (Less company name).* Customers while under contract and/or retainer, have twenty-four (24) hour emergency service.
We encompass all properties from estates, hotels, commercial real estate, P.O.A.'s, H.O.A.'s, condominiums, apartment condominiums and others. National and International services are available upon request.
